This is the rung most sellers choose — enough room for searches and your solicitor to do their jobs properly, without your life on hold.
These dates are the plan we'd build, not a promise made before we've spoken. Nothing binds either of us until you accept a written offer and contracts are exchanged — from that point the date, and the £500-a-day guarantee behind it, are contractual. The guarantee is capped; full terms with every offer.
Why nobody else sells you the date
An estate agent can't promise a completion date because they don't control the buyer, the buyer's lender, or the three other sales in the chain. An auction gives you a date but not a price — and one in five auction sales still falls through after the hammer. We can promise the date because we're the buyer. There is no chain above us, no mortgage to be approved, and no one else's survey to survive.
That's also why the date has a price. The faster you need it, the more of the work and risk lands on us at once — so around two weeks pays about 65% of market value, and three to six months pays about 82%.
